Section 3 Update - Construction Journal Part 2

Greetings,
Many of you have recommended that I avoid the youtube format since my directing ability tends to be a little less than exciting. Taking this good advice I have opted to deliver the Section 3 update via the blog.

We have laid down the sub-base for the road and installed most of the drain structures. Water lines are nearly complete which will allow us to proceed to installation of electric and gas lines. And, yes, high-speed fiber-optic cable will go in concurrently with the electric lines.

Section 3 is unusual for an acreage development since roughly 30% of the drainage will be facilitated by curb and gutter. Drainage in acreage developments is typically controlled solely by open ditch. We used curb and gutter because the topography here is so dramatic. I'm looking forward to rollerblading in this section. Make sure your kids wear a helmet before they ride skateboards through here.

The above photo is of the impressive power curber. Lay down the rebar, call the concrete truck, and you're in business!

Of course a good contractor has a finish team make final improvements after the machine lays down the curb.


Jesse, our top-notch contractor, actually works in the field and operates equipment.

We're right on track to finish Section 3 so, if you don't own property here or in Crown Ranch, you need to come to Magnolia, Texas and buy some before the prices go up as the infastructure requirements are completed. See you soon!

Summer Fun

Noone has gotten a sunburn at Crown Ranch yet this summer while we've been cooking out and enjoying the warm weather.



Cori and Paul were on hand at every event but I did all the cooking.


Sherry provided morale support.


A lot of folks came out to enjoy our barbeque, many of whom were in the middle of home building since now is a good time to get the structure up before the weather gets moist in the fall.

Recently folks coming into the community have secured loans in the low fours so they have plenty of cash left over for building thanks to the historically low rates.

Meanwhile Christie has been busy improving our community. She was recently directing gardening at our front entrance. Go Christie!

A Day in Anderson

Today was a lot of fun. Michael and I went to Grimes County Commissioner's Court to ask for plat approval for our Section 4. The court meets the second and fourth Tuesday of every month in Anderson, the county seat. We had communicated with just about all of the county officials for weeks prior to the court date so the whole process went pretty smooth.




The recently re-elected Judge Betty Shiflett held court and gave our plat the appropriate scrutiny necessary to ensure that it conform to the standards of Grimes County residential development. The present court has been working very hard to make sure that the developers in their county build quality and sustainable communities for the county's residents.




Commissioners Pam Finke, Julian Melchor, John Bertling, and Cristy Pendley all agreed to approve our preliminary and final plats the same day after some closed session discussion.




After court adjourned, Michael and I had lunch at Kott's across the street from the historic Court House. They served us peanut butter pie (awesome!).

Today we continued to put curb and gutter in a portion of our next section to get paving, Crown Crossing in Montgomery County. The section is largely an open-ditch concept but we did a few extra things with concrete culverts to accomodate the dramatic elevation changes.
I'm making a short movie about this on Monday so look for it on youtube.
Hopefully, Mike's boys will help work on the trail this weekend.
I'll keep you posted.

Crown Ranch Section 4

Our latest section in Crown Ranch is now available. Section 4 will be an exclusive section of 9 large acreage Home sites. Sizes will range from 3.6 to 6 acres. This is located on the most pristine property yet to be unveiled at Crown Ranch. Beautiful Oak covered rolling property.
